Becoming a Community Member

One Community members are the core of our non-profit sustainability think tank. There are currently two options for membership: Pioneer Membership and Satellite Membership. Choosing either of these options does not cost anything but it does require an extensive application process, specific training, and a minimum time commitment to what we are creating.

We are in full-swing of creating One Community and looking for those people interested in working on everything we are finishing and evolving in preparation for our move.

TYPES OF MEMBERSHIP

We have three distinct types of membership with One Community: Community Pioneer Members, Satellite Members, and Future Community Members. Consultants and Partners are non-members and discussed on the Sustainable Partnerships page.

  • Community Pioneer Members are the core team creating One Community and the group that will move to the property to live full-time and “pioneer” the continued development and sharing of this ultra-green, fulfilled living, and evolution of sustainability model
  • Satellite Members are members interested in joining us remotely and virtually only, working from wherever in the world they choose via computer and telephone
  • Future Community Members will be selected by the Pioneers and will have the option to apply once the Pioneers have built the necessary infrastructure for new membership

 

BENEFITS OF BECOMING A PIONEER

The initial creation stages are happening right now and for those of us with the “Pioneering Spirit” this stage of creation is exciting, fun, stimulating, and pleasantly challenging to be a part of. There are also some very specific benefits to becoming a Pioneer at this stage of development. These benefits are unique to Pioneer Members moving to the property and do not apply to Satellite Members:

  • Pioneers who join us in our current stage, before we have the necessary funding to purchase the property, will be the only members of One Community who will individually own one of the earthbag domes of Pod 1. Couples will own a pair. (see home ownership details below)
  • Everyone who joins the team is part of the decision making process for every individual that comes after them. The Pioneer Team, however, will be the group that evolves and operates the sponsorship process for each member of the second group to join us on the property.
  • One Community has first right of refusal to buy structures if someone leaves One Community and decides they want to sell one of the structures they helped build and own. Pioneer members will have second right of refusal to buy these structures.
  • After 18 months of living on the property and contributing, the Pioneer Team will also be the group that decides through consensus how to proceed with individual and communal ownership in relation to the much more elaborate strawbale homes that will be built as village #2.
  • The initial Pioneer team will also have the option to upgrade the homes they own each time a new pod is built – making them the only people projected to be able to move into one of the most desirable tree houses in Pod 7 without any financial investment. This is a very nice ‘perk,’ considering the Pioneers who stay on the property will also be a part of all aspects of the design and implementation leading up to the construction of this final sustainable village model.
  • As with all pioneers, we are doing something nobody else has ever done, which is uniquely special. Nowhere in the world is there a community dedicated like we are to building self-sufficient and self-replicating teacher/demonstration communities, villages, and cities celebrating sustainabilityfulfilled living, art, music, learning, connection, freedom, and abundance like One Community. It is unique and perfectly timed, and while many communities and community members will follow in the footsteps of our initial team, there will always be only one group of One Community Pioneers.

 

EXPECTATIONS FOR JOINING

There is no financial investment to becoming a One Community Pioneer, only a time requirement. Look at our updates page and our ongoing progress blog to see everything we are working on and accomplishing right now. These items are necessary for us to receive full-funding and must be completed before we can move onto the property. Minimum time expectations to be a Pioneer at this phase of development are 7-10 hours per week. For community contribution details on the property, please read our Community Contribution Page.

  • Experience, coaching, structure, leadership, and finances to create everything on this site
  • Food, power, internet, phone, daily entertainment, on-going education, and all building materials and equipment

  • Resource Based Economy that provides vehicles, cellphones, computers, laptops, appliances, etc.

WHAT YOU CAN EXPECT AFTER JOINING

This section describes what a One Community member can expect when joining One Community.

FIRST MONTH IF YOU JOIN ONE COMMUNITY

The next step is connecting you to both your Welcome Team Facilitator and Project Team Facilitator who are here to help new people to get to know the rest of the team, to understand how we are operating, the details of the project you will be working on, what to do first, Weekly Team Member Call details, etc. The first week is your orientation. The rest of the first month is spent working with your Welcome Team Facilitator and Project Team Facilitator to answer any and all questions so you can feel as equally involved and understanding of everything that is happening (and how we operate) as everyone else.

For Pioneers we require a minimum of 5 hours of tangible contribution and participation in a weekly team call and a monthly welcome team call (calls are optional for Satellite Members). This amounts to a minimum expectation of about 7-10 weekly hours. This will continue until the last couple of months before we move onto the property when the Pioneer Team will predictably be engaged full-time with the details and the move. There are a diversity of projects to be built and many dynamic variables that can affect our preferred course of action. With this in mind, the best approach is to know we’ll use the consensus process and decide what is in The Highest Good of All as a group on the property. We are calling the initial group the Pioneer Team because it truly is a pioneering venture due to all the unknowns and the fact that nobody has ever done anything quite like this.

Our vision is that all the preparations we are making now will be what’s needed so that by the end of the first year the Duplicable City Center and the earthbag village (Pod #1) will be well on their way and everyone who started with us will be living in, or preparing to live in, a home they helped build. Our goal is to be producing enough food to feed our entire group and working on tripling production to support our tourism business as we organized the first steps for building village #2. The reality is, however, that there are too many variable to know for certain.

What we DO know is that it’s already a life-changing adventure, already a lot of fun, and going to get even better and more fun. We also know that the long-term world-change and financial projections for what we are creating are realistic to the best of our calculations, that we’ve built significant time and financial buffers into everything we are creating to account for the expected unexpected, and that we won’t move onto the property until we agree as a group that we are ready to do so and expect to be successful.

HOME OWNERSHIP DETAILS

Home Ownership will only be offered to people who join the Pioneer Team before we publicly announce the specifics of the property location and other details. After these details are public, everyone new to the team will instead receive a “Home Share.”

WHEN HOME OWNERSHIP IS ASSUMED

Home Ownership will be assumed once the following criteria are met:

  • 18 months of living and contributing 40 weekly hours on the property. This time must be completed within 2 consecutive years.
  • 18 additional months of contributing to One Community prior to moving onto the property. Anyone not completing this time before moving to the property can add all remaining months to the standard 18 months and will have an extension to the 2-year deadline of 4 months per 3 additional months that they need to work. This time will be rounded down to the nearest month (i.e. 6 months and 24 days remaining equals 6 additional months working on the property).

Vacation or other time off the property will not count towards time earned for home ownership.

DEFINITION OF HOME OWNERSHIP

Home Ownership will consist exclusively of a single dwelling and any approved improvements made to that dwelling. It does not include the land and associated natural resources, surrounding area, or any other usage rights. The Home Ownership will be in the form of Home Permits that are issued for a 20-year term. At the time of expiration, One Community will issue new permits for another 20-years provided there is no higher or better use of the land (as determined by community consensus), and provided that the terms and conditions of the permit are being upheld. In the event that terms and conditions of the permit are being upheld and a higher or better use of the land is identified, a new home of equal or greater value will be provided with a new 20-year lease with these same terms. Homes will be sellable as described in Home Sales below. Death of a Home Owner will force the sale of the home the same as a person leaving (or being asked to leave) One Community (see Home Sales below).

LIMITATIONS

Dwellings will be paid for by One Community and built as described on the One Community website. External and internal changes in design (both before and after construction) can be made only with pre-approval by the appropriate One Community decision-making body.

Homeowners may modify the insides of their homes but not the common elements, defined as those that are structural, publicly-visible, related to the electrical system, structure itself, etc., unless otherwise agreed upon by consensus.

Financial responsibility for repairing intentional damage to the inside or outside of a home will be the sole responsibility of the homeowner.

HOME SALE

Sale of homes can only be made to people who meet the One Community criteria for residents at the time of sale.

A home must be placed for sale at the assessed value if a homeowner decides to leave One Community or becomes deceased. A decision to leave One Community will be defined as a person specifically declaring in writing that they are leaving without the intent to return or a consensus decision being made that a person has left without the intent to return. Assessed value will be determined by a mutually agreed upon assessor or, in the case of a disagreement with this number, the average of three mutually agreed upon assessors. The cost for all assessments will be shared equally by the homeowner and One Community.

A home must be placed for sale at assessed value if a homeowner is asked to leave One Community. A person being asked to leave One Community will be defined and dictated by the One Community policies in place at the time of residency termination. Assessed value will be determined by a mutually agreed upon assessor or, in the case of a disagreement with this number, the average of three mutually agreed upon assessors. The cost for all assessments will be shared equally by the homeowner and One Community.

One Community has first right of refusal for all homes placed for sale. One Community Pioneer members who qualify for homeownership (as defined above) have second right of refusal. In the event of multiple qualified Pioneer purchasers, a lottery will determine the purchasing qualified Pioneer.

HOME RENTAL

One Community members will have the option to earn revenue by renting their homes (or home shares) as part of the general rental pool if they are empty and more than 80% of the One Community owned rentals are full or One Community determines a need. This percentage will be re-assessed on an annual basis to maintain fairness for Home Owners while also continuing to provide for One Community’s needs.

One Community will have the right to add homes left vacant for more than 3 weeks to the general rental pool if One Community determines a need. Personal items will be placed in storage and repairs or replacements of anything needed due to rental will be the financial responsibility of One Community.

Rental revenue will be 75% of the rental income of the specific home rented minus the community agreed upon variable non-housing costs of maintaining One Community. Thus, when a visitor books a stay at a home owner’s home, their payment will be allocated to housing and non-housing; 75% of the housing portion will go to the Home Owner and the non-housing portion will always go to One Community to compensate it for the variable costs of renting.

Private rental at the current rental rates can be organized by Home Owners. Rental lengths of time longer than 4 weeks would only be allowed to people who meet the One Community criteria for residents at the time of rental. Revenue from these rentals would be 60% of the housing portion to the renter and 40% (plus the non-housing portion) to One Community.

Rental revenue percentages and variable non-housing costs will be re-evaluated and adjusted annually (if needed) through consensus.

 

HOME SHARES AT ONE COMMUNITY

After we publicly announce the specifics of the property location and other details, Home Ownership will no longer be offered. One Community will then own all land, infrastructure, and permanent structures not falling under the definition ofHome Ownership above. A “Home Share” will be awarded to all Pioneer members who complete 18 months of living and contributing 40 weekly hours on the property within a period of 2 consecutive years; excluding those that qualify and have chosen the previously explained Home Ownership option.

WHEN A HOME SHARE IS EARNED

A Home Share will be earned once an individual:

  • Has spent 18 months of living and contributing 40 weekly hours on the property. This time must be completed within 2 consecutive years and vacation or other time off the property will not count towards time earned for earning the Home Share.

DEFINITION OF HOME SHARES

When a home is built, a “Home Share” will come into existence representing the fixed costs of staying in a home at One Community. A Home Share will represent guaranteed access to a dwelling within One Community. Home Shares will be sellable as described in Home Share Sales below. Death of a Home Share owner will force the sale of the Home Share the same as a person leaving (or being asked to leave) One Community (see Home Share Sales below).

LIMITATIONS

Home Shares will provide access to dwellings paid for by One Community and built as described on the One Community website. External and internal changes in design (both before and after construction) can be made only with pre-approval by the appropriate One Community decision-making body.

Unless explicitly stated as a specifically-purposed variance at the time of move-in, the owner of a “home share” cannot be forced out of their specific unit unless they are found in violation of the community rules and asked to leave the community entirely. Thus, residents have the peace of mind to know that they can stay in their unit indefinitely as long as they remain in community compliance.

HOME SHARE SALE

Home Share sale can only be made to people who meet the One Community criteria for residents at the time of sale.

A Home Share must be placed for sale at assessed value if a Home Share owner decides to leave One Community or becomes deceased. A decision to leave One Community will be defined as a person specifically declaring in writing that they are leaving without the intent to return or a consensus decision being made that a person has left without the intent to return. For a person choosing to leave or being asked to leave (see “Limitations” above), a Home Share will have the same value as the average of the last three homes of similar design sold OR the appraised value of an agreed upon home or the average of two similar homes – one chosen by One Community and one chosen by the individual. As above, the cost for all assessments will be shared equally by the homeowner and One Community.

A Home Share must be placed for sale at assessed value if a homeowner is asked to leave One Community. A person being asked to leave One Community will be defined and dictated by the One Community policies in place at the time of residency termination.

One Community has first right of refusal for all Home Shares placed for sale. One Community Pioneer members have second right of refusal.

HOME SHARES AND RENTAL REVENUE

AMENDMENTS TO THIS OUTLINE

Please keep in mind that this agreement will be amended, if needed, to conform to the laws of the state we will be building in. They can also be changed through the consensus process.

Q: How does home ownership after 18 months on the property apply to couples?

Each individual will own a dome-home they helped build after 18 months of working on the property. This means two for couples and the additional home can then be sold, used as a guest house or separate-but-adjacent structure for a child, or rented as described under “Home Rental” and “Home Shares and Rental Revenue” above.
